Conservation Plan
We propose energy conservation plans that comply with the Building Energy Conservation Law and meet the standards required for energy compliance determination by the Ministry of Land, Infrastructure, Transport and Tourism. We also provide consulting and advice on the preparation of energy conservation plans and licensing procedures using programs administered by the Ministry.
The Energy Conservation Law for Buildings has been enforced as a countermeasure against global warming and according to the law, it is necessary to obtain approval from the administrative agency for an energy conservation conformity assessment. A certain level of energy conservation standards is required at the time of construction and delivery to the business owner. The conformity assessment covers the heat insulation and glazing performance values of the building exterior and the air conditioning, ventilation, lighting, hot water supply, elevators and escalators, and renewable energy equipment of the building interior.
Comprehensive Building
Environmental Assessment
In addition to energy conservation plans, we prepare environmental assessment reports using CASBEE and other official assessment programs. We also provide consulting and advice on licensing procedures.
In the comprehensive environmental assessment of buildings, we evaluate the green area ratio on the site, management of the business camp, structural components and strength, and renewability of construction components among other factors. As it has become mandatory for the adoption of subsidies for global warming prevention by the government, the trend is for businesses to utilize labeling systems and approval by third parties in order to increase the asset value of their buildings.
BELS, ZEB, ZEH
Certification
We provide consulting and advice on the preparation of energy conservation plans using programs administered by the Ministry of Land, Infrastructure, Transport and Tourism and on various certification procedures for BLES, ZEB, and ZEH certification systems.
These require the values in energy conservation plans be maintained at a high level from the time of planning and certification by a third party, as well as receiving permits and approvals.
BELS, ZEB, and ZEH certification is a system in which high standards must be achieved by national policy. The following incentives are granted at the time of construction.
-Flexibility of design (volume relaxation, removal of maximum height restrictions)
-Adoption of government subsidiary aid
Building Operational Energy Estimation and Assessment
Using the energy cost-per-unit tool, the amount of electricity and gas used by various facilities is integrated to calculate the amount of building energy. Real estate companies can use this tool as a guideline for energy-saving operations for their own buildings on an annual basis. We provide consulting and advice based on energy volume calculations.
We calculate the amount of building energy using the Energy-Saving Center’s energy cost-per-unit tool (ESUM calculation). Electricity and gas consumption for air conditioning, ventilation, lighting, hot water supply, elevator and escalator equipment, etc. can be deduced.
Building Life Cycle
Assessment
Using K-LEAD, we calculate the life cycle cost of buildings and statistically predict the life of construction and equipment materials, parts replacement, major renovation work, and rebuilding period from the start of building operation. We use this calculation to make preliminary proposals to businesses. We provide consulting and advice, including life cycle cost calculations.
K-LEAD is an LCC evaluation system under the jurisdiction of Kajima Corporation’s Construction Management Division. The features of this system include the ability to statistically calculate the cost and timing of renewal and repair for even detailed components, which can be used as a guideline for annual renewal and repair forecasts during building operation by operators.

Wind environment evaluations are used for architectural and MEP engineering planning by making hypothetical assumptions in various design phases. In particular, the outdoor wind environment must be fully considered because it is an important factor in construction, including the effects of wind damage, odors, and dust caused by airflow, changes in airflow and analysis of heat in the surrounding area after construction & demolition, etc. We use CFD (Computational Fluid Dynamics) for analytical visualization. We work in partnership with Kajima Corporation and Technical Research Institute which have many experts in this field.
